Drain cleaning and blockages
Kitchen sinks, tubs, toilets, floor drains, and the main line when the whole house backs up.
Snaking, jetting, main line clogs.
Need a plumber in Burbank for a water heater that has gone cold, or a drain that will not clear? Both are usually repairs, and you hear the price before any work starts.
We answer day and night, every day, including weekends and holidays.
A small job we explain and then do. On a big one, you see the problem yourself first, on a camera screen or in our photographs, and nothing goes ahead until you say yes.
On a gas heater, no hot water usually traces back to the pilot or the small part that senses it. On an electric one it tends to be an element or a thermostat. Those are parts, and we check them before anyone talks about replacing the heater.
If the tank itself has started to leak, that heater has reached its end, and we will say so plainly. See water heater repair and replacement for the rest.
Kitchen sinks clog with grease. Bathroom drains clog with hair and soap. One slow fixture means the clog is close to it. Several backing up together is the main line, which we clear from a cleanout outside. Our drain cleaning page goes through both.
Tell us what you can see and what you can hear, and we will tell you what it most likely is.
Water spreading across the floor from the heater is a call for a 24-hour plumber in Burbank, and there are two things to do first. Shut the valve on the cold line that feeds the top of the tank. Then turn off the heat: the gas control knob goes to off, or the breaker goes off on an electric heater. For water coming from anywhere else, see emergency plumbing.
Plenty of the houses in Magnolia Park and in the Rancho near Griffith Park went up before 1960, and a house that age may still have galvanized supply pipe or its original cast iron drains. We will ask roughly when yours was built, because the year says a lot about the pipe before we see it. What goes wrong in houses here shows three of the usual problems.
Ask each one how the job will be priced and when you will hear the number. Ours is a set price when the work cannot change once we start, and a range with both ends when it can. Either way, you hear it before we begin.
If the tank is leaking, replace it. If a part has failed, a repair often makes sense, and we tell you the heater's age and condition before you pick.
Most of the calls we get are about one of these. We do the rest of it too.

Under a sink, behind a wall, in a ceiling, under a slab. We find where it is before we tell you what it takes to get to it.
Slab leaks, pinholes, running meters.

Thermocouples, anodes, valves, and replacement when the tank is finished.
Tank, tankless, no hot water.

Faucets, toilets, shutoffs, angle stops, hose bibs. A section of pipe, or the whole house.
Copper, PEX, replumbs.

Roots, breaks, bellies, and the run from the house out to the main.
Camera, spot repair, no dig.

A burst pipe, no water in the house, sewage coming back up. Tell us that first when you call.
